Coxhoe Land Swap Update

Developers withdraw from option agreement and are no longer interested in pursuing a swap of Parish Council land nor providing a public car park in return.

As you will recall, in May 2025 Coxhoe Parish Council consulted on a potential land swap with prospective developers, proposing to develop bungalows on the Old School Site, Coxhoe.  Almost 60% of residents who responded to the survey were in favour of exploring a land swap option, with the view to potentially securing a new car park for the village (read original article here).

In line with these results, the Parish Council continued discussions with the developers to secure the best deal for the community, following legal and financial advice.  This included maintaining ownership and rights of way over certain areas of land, and full ownership of any resulting car park.

Unfortunately, the developers have made the decision to withdraw from the option agreement, which they considered not commercially viable, and are no longer interested in pursuing a swap of Parish Council land nor providing a public car park in return.  This means they will now continue with their own planning application on their land only, meaning the Parish Council cannot influence any plans they decide to put forward.

We are disappointed to lose the opportunity to provide additional parking for Coxhoe.

Options to expand parking in other areas of the village continue to be explored.
